LL Cottager's Representation at Annual Meeting

At this year's annual meeting there was representation from only 37 of a possible 144 properties, 26%. This is poor representation!

I would think that in this day and age, when properties values are in the hundreds of thousands of dollars, cottage owners would take more of an active roll in how their cottage association is managed.

Some examples:

A few years ago there was a motion put forward to make lake road access year round. This action involved almost doubling the cottager's yearly fees. Because of the large increase in fees it was determined to table the issue until the following meeting (1 year) to allow people to contemplate the move. The anti-year round access folks did not mobilize an effort to oppose and it appeared some were not even aware of the move because they did not get involved in the final vote. After the motion passed some owners balked at paying the fee.

Lorne Road is in terrible shape and I am sure every cottager would like it repaired. The Township's latest date for repairs is 2014 and that date is not firm. O'Hara's brought this to the meeting and asked for support to get a group together to attend a Township council meeting and making representation for a quicker solution. A better cottager representation at the meeting may have made more cottagers aware of the possibility of lobbying council and given a greater impetus to such an effort.

Lake health should be a concern to all of us. Recent trends are positive but there is much work to be done. Cottagers should be concerned as our ecology is fragile and any reversal could have effects on our leisure activities and more importantly on property values. Involvement by all cottagers can be just the awareness of the forces that may impact our lake and therefore be more cognizant of healthy lake practices.

There could be many reasons why the turnout at the AGM was less than you expected, you may have incorrectly assumed that it is indifference or apathy.

Everyone is at different stages in their lives and seem to be busier each year, consider that others might have higher priorities.

It is possible that there are cottagers who do not see value in the Association other than for roadwork or do not have the same strong convictions for some of the issues raised and discussed.

Lastly, for those who are indifferent about the Association, the tone of the post may have the opposite of the intended effect.

There may very well be 144 cottages on the lake but of those how many are winterized or the owner could get it warm enough to visit.
The 37 that attended are thier cottages year round and would drive in for a weekend. Permanent homes that support the vote for personal gain. Did they vote cause they think winter maintenance are beneficial.
How do your numbers add up:
    Winterized:
    Permanent resident:
    Maintenance as value added:

the original post was about the lack of attendance at the meetings. The result of which are decisions that make some people unhappy. If we do not attend and vote on issues then we have to accept the decisions made. This is similar to our current attitudes towards federal, provincial and municipal elections. I did not attend this year as I had company that weekend. I usually attend the meetings and voted against the year round coverage of the road. We were out voted and as a believer in the democratic system, I accepted the outcome. If you don't attend or pay your full dues then you lose your right to vote.

  4. In recent years the issue of lake health has been given ample time at the annual meeting and this year that committtee management was elevated to the Board level. Lake health is a major concern of the Board and should be to every cottager. If the lake becomes unhealthy then the road becomes secondary.

So interesting subjects and information have been shared in the past few years. This year the meeing lasted two hours.

  5. Winterized Versus Non-Winterized cottagers at the annual meeting.

I do not have those numbers but could take note at future meetings. Certainly our cottage is not winterized and I was there for the vote to open the road year round. It will pay dividends when the time comes to sell.

Certainly if non winterizd owners are determined enough they can organized that category of owners to vote as a block

"It will pay dividends when the time comes to sell"

Do you have the specific data as a percentage or $ to support this?
